What is a schedule of condition?

A Schedule of Condition (SoC) is a detailed record of your neighbour’s property before your works begin. It usually includes:

  • Photographs and video evidence of walls, floors, ceilings
  • Written notes on cracks, damp, finishes, and existing defects
  • Date-stamped and signed by the surveyor

This document is then attached to the Party Wall Award, forming the baseline for assessing any future claims.

Why it matters

  • Protects the building owner — avoids paying for pre-existing cracks or damp.
  • Protects the neighbour — ensures any genuine damage gets repaired or compensated.
  • Saves time & cost — disputes are settled quickly with evidence.
